TERMS AND CONDITIONS

1. Booking & Payment Procedure
Bookings at Lime Tree Serviced Apartments Ealing & Windsor will be confirmed and invoice generated via email upon receipt of payment by bank transfer in GB Pounds Sterling from the client or their agent, together with written details regarding date and time of arrival and departure, lead guest name and number of guests. All payments are due in advance of arrival date or within 4 days of invoice, whichever is sooner. 25% of rental as deposit will be required upon booking and 75% of the rental will be required 30 days prior to arrival. Cleaning fee of £75 applies to all bookings. All rates quoted are in GB Pounds Sterling and are correct at the time of publication. Specific client requirements must be advised upon booking. If payment is not received in time, the booking will be cancelled and the accommodation re-sold.

2. Cancellation Policy & Extension Policy
All cancellations must be made in writing or by email. It is the responsibility of the booker to ensure that we have received cancellation notification. The booking will be cancelled on the day of notification. No refunds will be made for non-arrivals. Cancellations made following booking but more than one month prior to arrival will be subject to 25% charge. Cancellations made within one month of arrival will be subject to full charge. No payments can be refunded. Amendment of arrival date within the 30 day period prior to arrival may constitute a cancellation of days and is thus subject to charge. Following arrival, the same 30 days’ notice is required to reduce, extend or cancel your reservation, and always subject to availability. In the very unlikely event that your advertised accommodation is not available upon arrival, we will seek accommodation of at least similar standard at no additional charge and in full settlement of the original agreement. 

3. Charges include:
Utility bills (gas, water, electricity, television), Council Tax, linen (fortnightly), towel change (weekly) and basic clean of accommodation (weekly). Use of telephone land-line is not permitted other than use of installed router. Parking permit for on-street parking is included upon request if required.

4. Inventory
A full inventory of furniture, equipment and utensils can be provided upon request. No items should be removed from the property during your stay. The property is fully furnished and kitchen will have necessary appliances, crockery, cutlery and utensils.

5. Number & Names of Occupants
Only those persons listed on the booking form may occupy the property, which cannot be re-let or sublet to any other group, party or individual. The number of persons permitted to occupy the apartment is limited to the maximum number advised on the booking form and cannot be more than the number of beds available. Lime Tree Apartments reserves the right to cancel accommodation with no refund to the booker and/or individual/party if there has been a breach of this condition.

6. Check-in and Check-out and Keys
Check-in is from 3pm on the day of arrival. Accommodation must be vacated by 10:00am on the day of departure. Keys will be provided during the Meet & Greet service and should be left as requested upon departure. Early check-in and/or late check-out must be agreed in advance and a fee may apply. A fee of one day will apply to all late check-outs which have not been agreed. A fee of £100 will apply for each lost key.

7. Damage to Property
The client is responsible for taking all reasonable care of the property and its contents. The property and all equipment, utensils, furniture etc. must be left clean and tidy at the end of the hire period, with all personal belongings, food and rubbish removed. If an extra deep clean is required an additional £70.00 will be charged.
Except in the case of normal wear and tear the client will be responsible for making good any damage to the property or its contents which has occurred due to negligence, wilful damage or irresponsible behaviour on the part of those occupying the property or their guests. Such damage must be reported to Lime Tree Apartments without delay. The cost of the repair or replacement must be paid to Lime Tree Apartments. The client undertakes that no person will breach or endanger the policy of our insurers in respect of the property and its contents which might make the same void or voidable.

8. Force Majeure
We regret that we cannot accept liability for any loss, damage or additional expense where the booking needs to be amended or cancelled or we are unable to perform our contractual obligations as a result of events of ‘force majeure’. In these Booking Conditions ‘force majeure’ means any event which could not have been reasonably foreseen, or the consequences could not have been reasonably avoided, by us or the suppliers of the relevant services in question, even with the exercise of all due care. Such events may include war or threat of war, civil strife, terrorist activity, industrial dispute, natural or man-made disaster, fire, damage to the building, adverse weather conditions and all similar events outside our or the relevant suppliers’ control which may affect the provision of booked accommodation, including the business ceasing to trade as short term accommodation.

9. Liability
Whilst every effort is made to ensure that your stay is successful and enjoyable, we are not liable and cannot be held responsible for actions of neighbouring property dwellers or owners, providers of transport or any other suppliers involved in your stay. We cannot be held responsible for the loss of or damage to any fixtures & fittings, goods or personal belongings at the accommodation. We are specifically not liable for events outside our reasonable control or if there has been no default or neglect by us and in no event shall we be liable for any special, indirect or consequential loss, including loss of profit. We strongly recommend that all clients obtain appropriate travel and personal insurance cover.

10. Law & Jurisdiction
These conditions and terms of contract and all matters arising therefrom are subject to the law of England and Wales and in the event of dispute the client will be subject to the exclusive jurisdiction of the courts of England and Wales.

11. Termination by Lime Tree Serviced Apartments
Lime Tree Serviced Apartments has the right to terminate a booking at any time on the grounds of abuse to staff or other guests or neighbours, mistreatment of the property, any breach of the Terms and Conditions, or criminal activity on the part of those occupying the property or their guests or visitors. In such circumstances, Lime Tree Serviced Apartments is not obliged to provide or locate alternative accommodation. The period of notice and the proportion of refund are at the discretion of Lime Tree Serviced Apartments, which reserves the right to the immediate vacating of the property with no refund and full charges applicable, plus any other costs incurred in the process.

12. Injury or Loss
Lime Tree Serviced Apartments cannot be held liable for any personal injury, loss or damage to personal effects, howsoever arising at the accommodation. Neither Lime Tree Serviced Apartments nor our representatives, can be held liable for any circumstances beyond our control including, but not limited to, mechanical breakdown, illness or failure of any public service supply.

13. Rights of Access
Representatives of Lime Tree Serviced Apartments or their subcontractors have the right of access to the property at any reasonable time for the purpose of inspection of the property as well as to carry out repairs, routine servicing, maintenance work, cleaning and other work in connection with the supply of the hospitality service and for the purpose of allowing potential guests to view the property.

14. Pets
We can accommodate small dogs at the Ealing property, subject to prior agreement. A charge will be made to accommodate and may be subject to surcharge in the event of damage.

15. General Information
All information supplied by Lime Tree Serviced Apartments is provided in good faith and is based on information available at the time. All reasonable measures have been taken to ensure the accuracy of information and Lime Tree Serviced Apartments cannot be held liable for the direct or indirect consequences of action based on this information.

16. Complaints
Should you not be entirely satisfied with the service and accommodation provided by Lime Tree Serviced Apartments, please alert us at once on 07507 604737 or service@limetreeapartments.co.uk and we will our utmost to resolve. Lime Tree Serviced Apartments cannot accept liability for complaints submitted following departure although we will endeavour to respond to all feedback as a matter of courtesy.

17. Smoking
Smoking is not permitted anywhere on the property. A surcharge of £150 will be made for every infringement.

18. Usage & Nuisance Behaviour
The property may under no circumstances be used for parties, playing loud music or general nuisance behaviour. Guests must have regard for the occupants of neighbouring properties. Lime Tree Serviced Apartments reserves the right to terminate the stay and contract if such behaviour has occurred. In the event of such a breach no refund will be made.

19. Security of Tenure
As the property is used as serviced accommodation it is exempt from security of tenure under the Rent Act and rights of tenancy are not created or implied by any agreement verbal or written. Lime Tree Serviced Apartments reserves the right to access the apartment at any time without prior notice if it deems necessary.

20. Interest
Interest on overdue invoices shall accrue from the date when payment becomes due, from day to day, until the date of payment, at a rate of 4% above Lloyds TSB Bank PLC’s base rate in force at the time and shall accrue at such a rate after, as well as before, any judgement.

21. Acceptance of Terms and Conditions / Contract of Hire
All bookings are subject to these Terms and Conditions that are deemed to have been accepted in full by the booker and all persons in the party.

22. Further Restrictions on each and every letting
– Not to leave the property vacant or unoccupied for a period in excess of 7 consecutive days without providing us notice of intention to do so.
– Not to make any alteration in or addition to the apartment nor to damage or injure it, nor to fix nails, screws, hooks or adhesive materials to any interior or exterior surface.
– Not to use the property for any illegal or immoral purposes or for any purpose which does or may cause a nuisance or annoyance to us or any neighbouring occupiers.
– Not to turn off or have turned off the main water supply to the property, nor to leave it unheated for a period in excess of 24 hours during the winter months or any other period of the year when there is a possibility of temperatures being sufficient as to cause damage.
– Not to assign, underlet, sublet, charge, part or share possession or occupation of the property or any part of it.
– Not to alter or install any locks on any door or window in or about the property or have any additional keys made for any locks.
An administration charge of £150 will be made should we be called upon to gain entry into the apartment on behalf of an agreed occupier.
– Not to use the sofa in the lounge for sleeping and to do so will be in breach of these Terms and Conditions.

23. Trading Name
Lime Tree Serviced Apartments is a trading name of Hotel and Serviced Apartment Reservations Limited.
